You start by filling out our rental requirements form. Once we understand your needs, we assign you a personal advisor who contacts you directly. We then search across all sources (agencies, landlords, and even unlisted offers), shortlist the best matches, and review them with you. When you choose properties you like, we visit them in person, record videos or make live calls, and guide you through the entire rental process until you have the keys in hand.
Our fee is split into two secure stages:
- 50% when signing up – this confirms your commitment and allows us to start your property search.
- 50% when your rental contract is signed – only after you’ve successfully secured your new home.
Payments are processed securely through Stripe, and we accept:
- Debit and credit cards (Visa, MasterCard, American Express)
- Apple Pay
- Google Pay
- Bank transfers (in supported countries)
You’ll always receive a payment confirmation and receipt.
Only you, the client. We never accept commissions from landlords or real estate agencies. This guarantees our loyalty and ensures that every decision is made in your best interest.
Yes! In fact, that’s what many of our clients use us for. We act as your eyes and ears on the ground: visiting properties, filming detailed walkthroughs, and arranging live video calls so you can see everything without traveling. We also help with remote paperwork and contract signing.

The rental process in Spain
We’ve broken down the rental process step by step—from your first contact with us to the moment you walk into your new home. Whether you’re renting from abroad or already in Spain, this section answers the most common questions about how it all works.
In popular regions like Costa Blanca, demand is very high, while many properties are reserved for short-term holiday rentals. This makes long-term rentals competitive, and many of the best opportunities never make it to public listings.
Most landlords in Spain will ask for:
- NIE (Número de Identidad de Extranjero)
- Passport
- Proof of income (such as payslips or work contract)
However, every case is different. If you don’t yet have an NIE, that’s not a problem—it can be arranged once you’re in Spain. And if you don’t have regular income but do have savings, we can also work with that and present you as a reliable tenant.
In most cases, you should be prepared to pay the equivalent of three months’ rent upfront:
- Security deposit (1 month, legally required)
- First month’s rent (paid in advance)
- Real estate agent’s commission (usually 1 month)
According to Spanish Law 12/2023 on Housing, tenants should not be charged the agency commission — it should be paid by the landlord. But let’s be honest: in real life, many agencies still demand it. We always try to negotiate this fee down or remove it, but you should be ready in case the landlord insists.
